The Roof That Talks Back

My grandparents’ house had a tin roof. My parents’ house had shingles.

Guess which one left the lasting impression.

When we built our home, there was no long discussion about the pluses and minuses. No weighing warranties. No debate over curb appeal.

There would be enough rainy nights over the years to tip the scales.

Those who know, know. Rain sounds different on a metal roof. It begins with a few taps. Then the drops close ranks, and before long the whole roof is carrying on.

Anybody who has sat beneath a barn roof, country-store awning, or old front porch knows the sound. It can hush a room. Wake a hound. Send a grown person back to a house that has been gone 40 years.

Some folks call it noise. Others call it home.

Metal roofs have been part of the American landscape for more than two centuries, though the old “tin roof” was seldom made from solid tin. Most were sheets of iron or steel coated with tin to hold rust at arm’s length.

Tin got the billing. Iron carried the show.

Thomas Jefferson used tinplate roofing at Monticello around 1800 after seeing metal roofs in Europe. During the 19th century, metal began appearing on public buildings, churches, businesses, and homes – especially where wooden shingles had an unfortunate habit of catching fire.

Corrugated iron was patented in England in 1829. Galvanized roofing followed in the 1830s, with zinc added to help protect the iron from rust. By midcentury, railroads and factories were helping spread metal roofing across the country.

Those familiar ridges gave thin sheets more strength without adding much weight. Metal traveled well, went on quickly, and covered barns, warehouses, railroad sheds, and houses without the weight of stone or tile.

Once it was up there, it tended to mind its business.

Not All Tin Is Tin

“Metal roof” covers a fair amount of territory. Most residential metal roofs today are made from coated steel. Aluminum, copper, zinc, and stainless steel are also used. Some panels have the broad ribs most folks associate with barns and sheds. Others are formed to resemble shingles, slate, tile, or wooden shakes.

Then there is standing seam, the cleaner-looking system with raised vertical joints running from ridge to eave.

The biggest difference is often how the roof is fastened. Exposed-fastener panels are screwed directly through the face of the metal. Every screw makes a hole. Every hole depends on a washer surviving heat, cold, wind, and rain.

Standing-seam roofs usually hide the fasteners beneath the panels or seams. Many use clips that hold the roof down while allowing the metal to move.

And metal moves. It stretches in the heat and draws up in the cold. A long panel may shift a little every day, season after season.

A good roof expects that. A bad roof acts surprised every July.

That distinction matters because not every metal roof is the same. A ribbed agricultural panel fastened through its face is not simply a cheaper version of a concealed-fastener standing-seam roof. It is another system entirely, with its own strengths, maintenance needs, and limits.

Both may be useful, but they are not interchangeable.

Why Folks Keep Buying Them

Metal roofing earned its reputation the old-fashioned way: It stayed on the job.

Many properly designed and installed metal roofs can last 40, 50, or 60 years. Some go longer. Much depends on the material, coating, climate, roof design, and whether anybody bothers to look up there once in a while.

Still, the appeal is easy enough to understand.

Asphalt shingles often need replacing sooner. A good metal roof may still be working when the next owner gets the ladder.

Metal does not rot. Termites have no use for it. It does not curl at the edges or sprinkle granules through the gutters every time the wind clears its throat.

It also does not add fuel to a fire.

That does not mean every metal roof is automatically windproof, hailproof, or immune to acts of foolishness. Its strength comes from the whole assembly — panels, decking, clips, screws, flashing, trim, and workmanship.

A fine panel attached with the wrong screws is still a bad roof.

Metal can also help with summer heat, though the sales pitch sometimes wanders farther than the facts.

Color and coating matter. Light-colored and specially coated roofs can reflect more sunlight and release heat more effectively.

A dark metal roof still bakes beneath a July sun. Shiny does not always mean cool.

Metal is also lighter than many other roofing materials, which can make it useful on older buildings or reroofing projects. But “lightweight” is not permission to cover up trouble.

Rotten decking is still rotten. A new roof over wet wood is not a repair. It is a secret with trim around it.

When the Roof Starts Talking

Yes, metal roofs can be loud. Rain on bare panels stretched across open rafters can sound like somebody upstairs dumping a washtub full of gravel. That is why a hard shower inside a barn can stop every conversation in the place.

A house is different.

Solid decking, underlayment, attic space, insulation, and finished ceilings absorb much of the sound. Inside a properly built house, a metal roof is usually not much louder than other common roofing materials.

Usually.

A porch roof will still sing. A vaulted ceiling with little insulation may carry more noise. Hail does not believe in whispering.

For some homeowners, that is a drawback. For others, it is part of the charm.

People pay good money for rain-sound machines. A metal roof brings its own band.

Where Good Roofs Go Bad

Metal can last a long time. It can also turn into an expensive lesson when somebody treats roofing like a sheet-metal race and starts driving screws.

Most problems begin with a few familiar mistakes.

Not every metal panel belongs on every roof. Some systems are designed to shed water quickly down a pitched roof. They depend on gravity, overlapping panels, and enough slope to keep water moving toward the gutter and away from the furniture.

Put one on a roof that is too flat, and wind-driven rain may crawl beneath the laps.

Around here, rain has been known to come sideways, backward, and apparently from underneath.

Low-slope metal roofs are available, but they require systems designed for that job, often with sealed or mechanically locked seams.

The panel has to fit the roof.

“Cheap and in stock” is not a design standard.

Getting Careless With the Screws

On an exposed-fastener roof, the screws do more than hold down the panels. They also help keep the weather outside, where it was invited to remain.

Drive a screw too loose, and water may slip beneath the washer.

Drive it too tight, and the washer may split or flatten.

Run it in crooked, and it may never seal properly.

Then there is what the screw actually caught. A screw that misses solid wood may look fine from the driveway while holding almost nothing.

Over time, heat and cold can work screws loose. Washers can dry out. Fasteners can back up just enough to give rain a starting place.

Water does not require an open invitation. A pinhole and a little free time will do.

Mixing Metals That Ought Not Mingle

Not every metal gets along with every other metal.

Copper, aluminum, galvanized steel, and stainless steel can react when they touch in the presence of moisture. One may begin corroding faster simply because it has been paired with the wrong neighbor.

Even water running off copper and onto another metal can cause trouble.

Treated lumber, masonry chemicals, certain cleaners, and runoff from rooftop equipment can also damage coatings or speed corrosion.

A roof does not live alone. What touches it, drains across it, or sits beneath it matters.

That little copper pipe somebody said “ought to be fine” may eventually require a long explanation and an expensive repair.

Forgetting About Water Underneath

A metal roof may keep out every drop of rain and still end up wet beneath the panels. That is condensation.

Warm, damp air from inside the building rises and meets the cold underside of the roof. The moisture turns to water, much like sweat forming on a glass of iced tea.

Without proper insulation, ventilation, air sealing, and moisture control, that water may drip, soak insulation, stain ceilings, rust hidden metal, or feed mold.

People sometimes blame the roof for leaking when the rain never made it through.

The water came from inside the house.

It is hard to win an argument with weather when the weather is coming from your own bathroom fan.

That is why condensation control should be considered before the roof goes on, not after the first winter drip lands on somebody’s forehead.

Drilling First and Thinking Later

Roofs tend to collect things. Plumbing vents. Chimneys. Skylights. Satellite dishes. Solar panels. HVAC equipment. Snow guards. Antennas left over from three television eras.

Every hole becomes another place for water to test.

Metal roofs also move with changing temperatures. A poorly placed curb, bracket, or vent can interfere with that movement, strain a panel, or wear a hole over time.

Many standing-seam roofs can accept clamps that grip the seam without piercing the panel. That is generally better than turning another contractor loose with a cordless drill and a pocketful of confidence.

The roofer should get the call before the hole is made.

Afterward, it is no longer planning. It is an investigation.

Using Barn Metal Everywhere

Metal can look right at home on a farmhouse, commercial building, cabin, or modern house. That does not mean every panel belongs on every building.

A broad-ribbed panel may look perfectly natural on a shed – or on the right old farmhouse – and badly out of place on another historic home. The wrong profile, color, trim, or panel width can overwhelm the architecture.

Performance comes first, but appearance matters.

A roof may keep out every drop of rain and still look like it arrived on the wrong house.

The system should fit the building as well as the budget.

Calling It Maintenance-Free

Metal roofs are often advertised as maintenance-free. They are not. They are low maintenance.

That small difference can grow into a large repair bill.

A metal roof should be checked after severe storms and inspected periodically for loose trim, backed-out screws, failed sealant, clogged valleys, scratches, corrosion, and trouble around vents or other penetrations.

Exposed-fastener roofs deserve special attention because their screws and washers live in the weather.

Hail can dent metal without ruining it. A roof may look like it lost a quarrel with a sack of marbles and still shed water just fine.

Cosmetic damage is not always functional damage. Sometimes it is.

Let somebody who knows metal roofing make the call,  not the fellow squinting from the yard and declaring, “Looks all right from here.”

Most things do from 30 feet away.

Does Metal Attract Lightning?

No. Metal roofs do not attract lightning.

That old notion likely comes from the fact that metal conducts electricity. But a roof does not pull lightning from the clouds like a biscuit drawing gravy.

Lightning strikes depend more on height, location, shape, and the electrical conditions inside the storm.

Metal is also noncombustible, which is a fine quality when electricity starts falling from the sky.

A metal roof will not make a building lightning-proof.

It simply is not up there asking for trouble.

A Roof With a Long Memory

Metal roofs have covered courthouses and chicken houses, mansions and machine sheds.

They have shaded front porches where beans were snapped into dishpans. They have sheltered tobacco barns, feed stores, Sunday dinners, sleeping babies, muddy boots, and families waiting out storms after the lights went off.

That history is part of their appeal. But nostalgia will not stop a leak.

A metal roof still needs the right panel for the slope, sound decking beneath it, proper fasteners, careful flashing, room to expand and contract, and an installer who understands the difference between putting metal on a roof and building a metal roofing system.

Get those things right, and it may be the last roof the homeowner ever buys.

Get them wrong, and the rain will find out.
